All Urentium subscription fees — whether billed monthly or annually — are non-refundable.
- Once a billing cycle begins, we do not provide pro-rated refunds or credits for unused time within that period.
- Downgrading your plan mid-cycle does not entitle you to a partial refund for the difference.
- You may cancel your subscription at any time. Cancellation prevents future billing and you retain full access to your dashboard until the end of your current paid period.
- Annual plans are billed for the full year upfront. No refunds will be issued if you cancel before the year ends.
Urentium is a technology provider, not a property manager or party to any lease agreement. We facilitate payment collection on behalf of landlords.
-
No Direct Refunds: Urentium does not issue refunds for rent, utilities, or any other tenant-initiated payments processed through the platform.
-
Dispute Resolution: If you believe a payment was made in error or a refund is owed, you must contact your Landlord directly. Any return of funds is at the sole discretion of the Landlord.
- Any refund agreed upon between Landlord and Tenant must be handled outside of the Urentium platform billing system.
In the event that a Landlord chooses to refund a Tenant, the following applies to third-party payment processing costs.
- Transaction fees charged by our payment processors (e.g., Xendit, FPX, credit card networks) are consumed at the moment of the original transaction and are not recoverable.
- If a Landlord issues a refund, the original processing fee will not be returned to either the Landlord or the Tenant.
- The platform disbursement fee of RM7 per disbursement cycle is also non-refundable once a disbursement has been processed.
The collection, holding, and return of security deposits are governed strictly by the individual Tenancy Agreement and applicable Malaysian housing laws (e.g., Akta Penyewa 1966, where applicable).
-
Landlord Responsibility: The Landlord assumes 100% responsibility for the legal handling and eventual return of security deposits in accordance with the signed Tenancy Agreement.
-
Exclusion of Liability: Urentium does not hold security deposits in escrow and is not liable for any disputes, delays, or failures regarding the return of these funds.
- Deposit disputes between Landlords and Tenants must be resolved directly between the parties or through the appropriate legal channels in Malaysia.
If a Tenant initiates a chargeback or payment reversal with their bank or card issuer without first attempting to resolve the issue through the Landlord, the following applies:
- Urentium will cooperate fully with the payment processor's investigation and provide all available transaction records.
- Accounts associated with fraudulent chargebacks may be suspended or permanently banned from the platform.
- Any chargeback fees imposed by the payment gateway will be passed on to the account responsible for the dispute.
