- Urentium is a technology provider offering software tools to facilitate the rental process between Landlords and Tenants.
- Urentium does not act as a property manager, real estate agent, landlord, or legal representative for any party.
- Urentium is not a party to any tenancy agreement, lease, or rental contract between a Landlord and Tenant.
- Urentium does not guarantee the availability, suitability, or legality of any property listed or managed on the platform.
To access the platform, you must register an account and maintain it in good standing. The following requirements apply to all users:
-
Accuracy: You must provide truthful, accurate, and complete information during registration and keep it up to date throughout your use of the platform.
-
Security: You are solely responsible for maintaining the confidentiality of your login credentials. Notify us immediately at [email protected] if you suspect unauthorised access.
-
Eligibility: You must be at least 18 years of age to create and operate an account. By registering, you confirm that you meet this requirement.
-

Access to premium features requires an active paid subscription. The following billing terms apply to all Landlord accounts:
-
Non-Refundable Fees: All subscription fees are non-refundable once a billing cycle has begun. See our Refund Policy for full details.
-
Automatic Renewal: Subscriptions renew automatically at the end of each billing cycle. You must cancel via your dashboard settings before the next billing date to avoid charges.
-
Price Changes: Urentium reserves the right to modify subscription pricing with a minimum of 30 days' written notice via email. Continued use after the effective date constitutes acceptance.
-
Downgrade & Upgrade: Plan changes take effect at the start of the next billing cycle. Downgrading may reduce your available units — excess units will become read-only.
-
Failed Payments: Urentium reserves the right to suspend access to premium features if a subscription payment fails and is not resolved within 7 days of the failed charge.
Urentium integrates with third-party payment processors to facilitate rent collection from Tenants and disbursements to Landlords. By using these features, you agree to the terms of the applicable payment processor in addition to these Terms.
-
Settlement Period: Collected funds are subject to a settlement period (typically T+2 business days) as defined by the payment processor before becoming available for disbursement.
-
Deductions: Applicable platform fees and payment processing charges are deducted from collected funds before disbursement to the Landlord.
-
Disbursement Schedule: Automatic disbursements are processed daily for settled balances. A disbursement fee of RM 7 per cycle is absorbed by the platform.
-
Landlord Responsibility: The Landlord is solely responsible for providing accurate and valid bank account details. Urentium is not liable for failed disbursements caused by incorrect payout information.
-
Third-Party Delays: Urentium is not responsible for delays caused by banking institutions, payment gateway downtime, or factors outside our direct control.
